KISSIMMEE, Fla. — It’s a question that has surfaced for years among tournament organizers, coaches, athletes, and local residents visiting the Austin-Tindall Sports Complex: Why hasn’t a major hotel or entertainment hub been built near one of Osceola County’s fastest-growing sports destinations?
Now, a newly proposed mixed-use development along Boggy Creek Road could help answer that question.
A developer is exploring plans for a large-scale project directly across from the Austin-Tindall Sports Complex that would bring retail, restaurants, office space, residential units, and potentially a full-service hotel to the rapidly developing corridor in southeast Osceola County.
According to GrowthSpotter, representatives for La Rosa CRE presented the conceptual proposal during a recent Osceola County Community Development pre-application meeting.
The proposed development would span approximately 15 acres across four separate parcels along Boggy Creek Road. Preliminary plans call for a phased mixed-use project that could include an anchor grocery or big-box retail store, restaurants, retail shops, office buildings, residential condominiums, and what many in the area have long hoped for — a hotel within walking distance of the sports complex.
Conceptual plans show the retail portion being developed first, anchored by an approximately 68,000-square-foot grocery or large retail store. Additional space would be dedicated to restaurants and smaller retail businesses.
The second phase of the project could bring a four- to six-story hotel featuring approximately 140 rooms, conference space, and an on-site restaurant.
The addition of a nearby hotel could significantly impact the growing sports tourism market surrounding Austin-Tindall. While the sports complex continues to attract major regional and national tournaments, visitors currently have limited lodging options within immediate proximity to the venue.
According to the report, Austin-Tindall generated more than 475,000 visitors and over 53,000 room nights during just the first three months of 2026. Those numbers are expected to increase even further once the complex’s planned 100-acre expansion — which includes 11 additional fields — is completed.
Future phases of the proposed development would include approximately 100,000 square feet of office space across two buildings, along with a four-story condominium complex containing 180 residential units. Plans also outline amenities including a central plaza, green space, park areas, and a pool.
According to GrowthSpotter, which has followed development activity surrounding the Austin-Tindall corridor over the years, the proposal remains in its early planning stages. County staff reportedly advised the development team to continue refining the concept and work with engineering consultants before moving forward in the approval process.
If eventually approved, the project could help transform the area surrounding Austin-Tindall Sports Complex into a more complete destination for sports tourism, dining, shopping, and future residential growth — something many believe has been missing from the corridor for years.
