Representatives from Osceola County, the City of Kissimmee, Birdsong Housing Partners, and Pinnacle gathered Tuesday for the ribbon cutting of Pinnacle at the Wesleyan, a new affordable housing community near Shingle Creek in Osceola County.

“Affordable housing is one of the greatest needs in Osceola, and projects like this help hard-working families live where they work, raise their children with stability, and build a brighter future,” said Viviana Janer, chairwoman of the Osceola Board of County Commissioners. She noted that the board’s $4.5 million-dollar commitment helped make this community a reality, and she thanked partners, including Pinnacle Communities, Birdsong Housing Partners, the City of Kissimmee, Florida Housing Finance Corporation, Bank of America, and Neighborhood Lending Partners. “It really does take a village, and this project is a testament to that,” Janer said.
Kissimmee Mayor Jackie Espinosa agreed: “This project was made possible through strong collaboration between the City of Kissimmee, Osceola County, and our many partners. Today is another clear example of the City of Kissimmee’s ongoing commitment to addressing our community’s need for affordable housing, and the effort to create more housing opportunities for our residents.”
Steve Auger, CEO of Birdsong Housing, emphasized the importance of those partnerships. “There’s a lot of local governments that will provide lip service to it, but when it comes time to step up and provide some leadership and some will to get things done that are not easy to get done, you see who really cares about it and who doesn’t,” he said. “Osceola County and the City of Kissimmee have just been strong partners in this for a long time.”
The new community features 96 units across four three-story buildings, along with a clubhouse, covered pavilion, pickleball court, playground, and easy access to Shingle Creek’s hiking trails.
Osceola Housing and Community Services Director Danicka Ransom explained that while the complex isn’t a Section 8 development, residents with [Section 8] vouchers can apply. “This is mainly for people who don’t have that assistance already, so the rents are lower,” she said. Ransom noted the Section 8 waiting list hasn’t opened since 2019 and likely won’t open for another two years, underscoring the demand. “There’s such a need for this,” she said. While there is currently no waiting list for the Pinnacle at the Wesleyan, only six units remain available. Anyone needing a referral can contact her office.

For residents, the community is already making a difference. “I feel like I’m living in a small palace, with so much dignity,” one of the new tenants said. “I was looking for low cost or affordable housing, but all of them were full,” she said. After receiving a flyer, she filled out an application to the Pinnacle at the Wesleyan. “They called us to say that they had accepted the application. I was living with my sister at the time. About a month later, the property was ready, and they gave me the key. And when I saw the property, everything exceeded my expectations.”
Another resident described how she had been to many complexes and found nothing available. “And then I got an email that a new community was opening up. Immediately I went to the office, and I made sure I met all the requirements, and from that point forward, it moved pretty quick. I’m in love with the place. We have the Shingle Creek Park nearby that is absolutely beautiful, and everything nearby is Latin and Hispanic. My husband says it’s a gem in the middle of the wilderness because every day we discover something new.”

La nueva comunidad cuenta con 96 unidades distribuidas en cuatro edificios de tres pisos, además de casa club, pabellón cubierto, cancha de pickleball, área de juegos infantiles y acceso fácil a los senderos para caminatas de Shingle Creek.
La directora de Vivienda y Servicios Comunitarios de Osceola, Danicka Ransom, explicó que, si bien el complejo no es un desarrollo de Sección 8, los residentes con vales del Programa de Elección de Vivienda (Sección 8) pueden presentar su solicitud. “Esto es principalmente para personas que aún no cuentan con esa asistencia, por lo que las rentas son más bajas”, dijo. Ransom señaló que la lista de espera de Sección 8 no se abre desde 2019 y probablemente no se abrirá por otros dos años, lo que subraya la demanda. “La necesidad es enorme”, afirmó. Aunque actualmente no hay lista de espera para Pinnacle at the Wesleyan, solo quedan seis unidades disponibles. Quien necesite una referencia puede comunicarse con su oficina.

Para los residentes, la comunidad ya está marcando la diferencia. “Siento que vivo en un pequeño palacio, con mucha dignidad”, dijo una de las nuevas inquilinas. “Buscaba vivienda de bajo costo o asequible, pero todas estaban llenas”. Tras recibir un folleto, llenó una solicitud para Pinnacle at the Wesleyan. “Nos llamaron para decirnos que habían aceptado la solicitud. En ese momento vivía con mi hermana. Aproximadamente un mes después, la propiedad estaba lista y me entregaron la llave. Y cuando vi la propiedad, todo superó mis expectativas”.
Otra residente contó que había visitado muchos complejos sin encontrar disponibilidad. “Luego recibí un correo electrónico de que se estaba inaugurando una nueva comunidad. De inmediato fui a la oficina, me aseguré de cumplir todos los requisitos y, a partir de ahí, todo avanzó bastante rápido. Estoy enamorada del lugar. Tenemos cerca el parque Shingle Creek, que es absolutamente hermoso, y todo alrededor es latino e hispano. Mi esposo dice que es una joya en medio de la naturaleza, porque cada día descubrimos algo nuevo”.
